How It Works

Assisted living facilities provide housing, meals, and personal care assistance for seniors who need help with activities of daily living (ADLs) but do not require full-time nursing care. Costs vary widely by state and level of care.

The Formula

Monthly Cost = Base Rate × Room Multiplier + Care Surcharge
Total Cost = Σ (Annual Cost × (1 + Inflation Rate)^year)

Variables

  • Base — Base monthly rate for the facility (national median ~$4,500)
  • Room — Room type multiplier (shared 0.8× to deluxe 1.35×)
  • Care — Monthly surcharge for level of care ($0 to $1,500)

Worked Example

A private room at $4,500 base with moderate care: $4,500 × 1.15 + $500 = $5,675/month = $68,100/year. Over 3 years at 4% inflation: $68,100 + $70,824 + $73,657 = $212,581 total.

Practical Tips

  • The national median cost for assisted living is about $4,500/month but ranges from $3,000 in rural areas to $8,000+ in major cities.
  • Most assisted living is paid out-of-pocket or through long-term care insurance — Medicare does not cover it.
  • Medicaid may cover assisted living in some states through waiver programs.
  • Ask facilities about all-inclusive vs. tiered pricing — tiered pricing adds charges as care needs increase.
  • Visit multiple facilities and compare what is included in the base rate versus add-on fees.
